Separate appearance from performance
A patio can look attractive but still collect water or have uneven sections. Note where puddles remain, which areas have moved and whether runoff heads toward the house. Photos taken during rain can be more informative than a dry-day close-up.
Ask about the layers you cannot see
Discuss the existing ground, supporting base, drainage and finished levels—not just the colour or pattern. The required preparation depends on the site, selected surface and intended use. Avoid choosing a price that does not describe what is beneath the finish.
Consider what can be reused
Sound pavers may be reusable, but their condition and the cause of settlement need assessment. Concrete has different repair options. Ask for the trade-off between a limited repair and a wider rebuild, including how the repaired area will meet adjoining surfaces.
Coordinate related work first
If underground drains or downspout connections need attention, discuss them before the patio is finished. Agree on transitions at doors, steps and paths, and identify what is included in surrounding landscape restoration. The goal is a usable outdoor area, not a surface that needs to be reopened.
