Drainage

Do I need to replace all my perimeter drains?

Not necessarily. The condition of the accessible pipe, the location of the problem and the outlet help determine whether a targeted repair is practical. A camera inspection may help, but access, debris or standing water can limit what it shows. A test dig may be needed before the full construction scope is known.

Why investigate drainage before giving a repair price?

Similar symptoms can have different causes. Water beside a house may involve surface grades, roof runoff, damaged pipe or a restricted outlet. Can I fix a wet yard by adding gravel or topsoil?

Changing the surface alone may hide a wet spot without addressing where the water comes from or where it can go. A site assessment considers collection, grading and a suitable discharge route together. Avoid raising ground against the house or redirecting water toward neighbouring property.

Should drainage be completed before a patio or retaining wall?

Drain routes and final ground levels should be planned before the finished surfaces. Where work is needed below a proposed patio or behind a wall, coordinating the work can avoid reopening a newly finished area. The construction sequence depends on the site and design.

Retaining walls

Can an old retaining wall be repaired instead of replaced?

That depends on the extent and cause of movement, the materials and what the wall supports. Cosmetic repairs do not resolve an unstable base or drainage problem. A leaning, bulging or failing wall needs a site-specific assessment; keep people away from an unstable area and obtain professional advice.

Does a retaining wall need more than a drainpipe behind it?

Yes. Water management must consider runoff above the wall, the backfill and an appropriate outlet as part of the wall design. A pipe alone is not a complete solution. Materials, drainage details and any reinforcement must suit the selected wall system and site conditions.

Will my retaining wall need a permit or an engineer?

Height is not the only consideration: nearby foundations, slopes and the consequences of failure also matter. Confirm requirements for the property with the local building authority before construction. Hardscaping

Can you repair a sunken patio or do the pavers need replacing?

Some pavers can be lifted and reused if their condition permits. First assess why the surface moved, including the supporting base, drainage and edge restraint. Re-levelling without addressing the cause may only be temporary. Concrete and pavers require different repair approaches.

Excavation

Will excavation damage my lawn, driveway or garden?

Excavation disturbs the work area and may also affect the access route. Discuss equipment access, protection of surfaces and plants, material storage and the restoration boundary before work begins. Restoration should be described in the written scope; it should not be assumed to include every affected surface.

What happens if you uncover rock or unexpected ground conditions?

Buried rock, unsuitable soil and unknown services can change the equipment, disposal or work required. Ask how these discoveries will be documented and how any revised scope, price and timing will be agreed before additional work. A preliminary estimate cannot confirm every hidden condition.

Planning and estimates

Why can two quotes for the same project be so different?

Quotes may include different quantities, materials, base preparation, drainage, disposal or restoration. Compare the written scope and exclusions, not only the total. Ask whether investigation, engineering, permits, taxes and any allowances are included, and how changes will be handled.

How long will my project take, and will I get progress updates?

Duration depends on scope, access, ground conditions, weather, materials and any required approvals. Ask for an expected start window, work sequence and update arrangements when reviewing the estimate. Confirm who to contact and how changes to timing will be communicated; no standard duration fits every property.

Can drainage, excavation, walls and paving be planned together?

A coordinated scope can connect the underground work with the finished landscape. Any specialist design, approvals and work outside that scope should be identified separately.

What should I send when asking Clayton about a project?
